Following the recent debut of Sirreti Residences on the Italian market, the new collection of private residences dedicated to ultra-luxury hospitality, unveils two highly unique residences; Residenza Sirreti Roma, in the heart of the city, and Residenza Sirreti Lago di Garda, on the shores of the lake.

SIRRETI ROME

Located between the Pantheon and Piazza Navona, in the heart of Baroque Rome, Sirreti Residence in Rome occupies the rooms on the noble floor of Palazzo Nari a Sant’Eustachio.

The building has its roots in the city’s aristocratic history and takes its name from the powerful Naro family, who commissioned its construction in the first half of the 17th century. It was Bernardino Naro who entrusted the design to architect Bartolomeo Breccioli. This building was created following the demolition of the previous medieval houses in the block between the current Piazza de’ Caprettari, Via Santa Chiara, Via de’ Nari, and Via Monterone.

The decorative elements of the architraved doorway, molding and windows, embellished with the characteristic crescents of the Naro coat of arms, still testify the prestige of the family, whose members included military commanders, cardinals and prominent figures of the papal court.

The structure of the palace follows the typical layout of a Roman urban palace: on one side, more intimate rooms overlooking the internal courtyard and on the other, lounges facing the city.

After centuries as the residence of the Nari family, the palace underwent a transformation in the 19th century, when part of the building was sold and demolished for the construction of a neoclassical palace, while the remaining ownership passed to the Serventi family in 1876.

The residence, acquired and restored as part of the European Heritage project, today embodies authentic Roman elegance, albeit far removed from the exuberance of monumental Baroque, distinguishing itself for the balance with which it fits into the complex medieval urban fabric of the historic center.

The interiors retain large, high rooms, characterized by decorated coffered ceilings in several rooms; the main hall houses a true artistic gem: a large fresco by Antonio Gherardi, an Arezzo painter active in 17th-century Rome, depicting the Triumph of Reason over Deceit, surrounded by biblical episodes from the Book of Esther.

With its entry into the Sirreti Residences collection, the building’s main floor is now undergoing a redevelopment project aimed at restoring the splendor and centrality of this historic residence in the heart of Rome. This project offers a private and immersive stay experience, where art, history, and contemporary comfort coexist in perfect harmony, preserving the bond with the capital’s architectural culture.

Following Oasyhotel’s grand reopening, the 25th of April 2026 will see the third season of the Oasy Contemporary Art (OCA) project. Established three years ago as a landscape-based initiative, this outdoor sculpture and art park strives to prove that conservation and culture can go hand in hand to create a carefully crafted journey of art that unfolds like a symphony with each work embedded in its natural setting. The project consists of site-specific works that ensure the protected environment is not altered and local wildlife is safeguarded including deer, wolves, and golden eagles. The OCA project can be accessed exclusively by intimate guided groups and can only be reached by foot or bicycle as there are no wide paved walkways, no intrusive signage, and no car access. Visitors will be welcomed to admire the project that will transform the landscape itself into a work of art and encourage a dialogue about our relationship with nature. In addition to the outdoor installations, there is a gallery space, housed in a specially restored former cattle barn, for rotating, temporary exhibits to showcase the talents of emerging and established artists in a unique context.

This year’s installation will incorporate new commissions by Stefano Boeri, Arne Quinze and Fuse* into the existing trail works of seven other talented artists. The latest addition of Stefano Boeri is a sculptural white marble bench where visitors can pause and reflect on the beauty of the surrounding forest canopy. Arne Quinze draws inspiration from his own wildflower garden and will present both indoor and outdoor works to the 2026 OCA. The Belgian artist offers painted floral installations to represent the fragility and excess of natural ecosystems in addition to five clay sculptures to enhance the outdoor exhibition. The addition of artistic collective Fuse* will bring the total number of permanent installations across the reserve to ten with an outdoor sculpture inspired by space and the infinite black hole.

Casa Cook, the design-led hotel group known for its barefoot bohemian energy and coastal properties, is expanding. Marking its first property in Northern Italy, the brand has gone inland, launching in the Alps. Opened in August 2025 and named after its home village of Madonna di Campiglio, the hotel is surrounded by the jagged peaks of the Brenta Dolomites. So while those familiar with Casa Cook will find some familiarity here, the destination it inhabits — with a nearby glacier, lake and granite church — offers a striking change to what’s gone before.

The rise of the coolcation

Casa Cook is on trend with this approach to travel. As overtourism continues throughout Mediterranean coastlines in peak summer and HNW travellers increasingly seek cooler climes, the Alps have emerged as a top summer getaway. Thanks to the rise of ‘coolcations’, mountain holidays are no longer winter-only territory, but a smart year-round proposition (the property is an excellent base for skiing too). And Casa Cook is part of this shift. Casa Cook Madonna is nestled in the ‘Pale Mountains, or ‘Dolomites’, part of the Southern Limestone Alps close to the Austrian border. The UNESCO-protected range is considered by some to be the most beautiful in the world, with dramatic features including steeples, pinnacles and rock walls.

For those unfamiliar with the other hotels, Casa Cook comprises a selection of serene, minimalist and nature-inspired adults-only properties (think earthy tones which blend seamlessly into the terroir). Madonna joins existing sister hotels in coastal parts of Italy, Egypt and Greece. Each has a distinct identity infused by local culture, yet a continued thread of understated cool, and a shared philosophy of ‘Parea’ (defined as joyful friendship, shared experiences and soulful connection). Northern Italian style

This, of course, is a region known for design and style (you’ll likely have flown into one of the classic art and fashion hubs of Venice, Verona or Milan to get here). So it’s no surprise that the decor reflects these geographical style-forward sensibilities. High-quality dark leather and wood furnishings blend midcentury and contemporary aesthetics, large modern art pieces adorn the occasional wall, and soothing earthy tones flow throughout the property. The views, too, are ever-present. Large picture windows handsomely frame snowscapes that invite you to explore outside.

This is the hotel’s restaurant, with a breakfast, lunch and dinner service, as well as a more casual all-day menu (bed and breakfast and half board packages are available when booking). Its menus reflect the blend of Italian and Tyrolean cuisine, with dishes such as Trentino spätzle with farmyard ragù and Trentingrana cheese fondue, casunziei filled with potato and beetroot, and a quirky dessert which represents Mont Blanc reimagined as a mushroom. There’s also a bar and terrace open from 11 am to midnight.

Corinthia, Budapest

You may know this hotel better by its former title, the Grand Hotel Royal, and as the muse for Wes Anderson’s 2012 movie The Grand Budapest Hotel.  At the time of its inception, it was the largest hotel in Europe and served as the venue for the first screening of a motion picture in Budapest (indeed, the hotel’s cinema became a much-loved part of the building’s fabric, helping to establish it as a bohemian and exciting artistic trailblazer). The Second World War — and a period serving as an office building — sadly took its toll on the building. However, a post-millennial €100 million renovation helped restore the Grande Dame to its former glory, including a splendid Art Deco-style Royal Spa.

Raffles, Singapore

Dating from 1887, Raffles is a colonial-era icon (and still somehow manages to feel both fancy and cheeky). The hotel is perhaps best known for its Long Bar, where patrons can eat monkey nuts while tossing the shells on the floor (a distinct privilege in a city where littering is met with severe penalties), and drink its famed Singapore Sling cocktail. But a lesser-known fact, is that it was the first hotel in the region to introduce electric ceiling fans (a treat less pertinent in the northern hemisphere) and electric lighting. Since its centenary, notable guests have included Hollywood greats such as Ava Gardner and Elizabeth Taylor, and writers Rudyard Kipling and Somerset Maugham — Maugham famously commented: “Raffles Hotel stands for all the fables of the Exotic East”.

The Adlon Kempinski, Berlin

In a prime location beside the Brandenburg Gate, stands the first Kempinski residence. The hotel owes its name and origin to the original owner, Lorenz Adlon who opened the Hotel Adlon with the support of Kaiser Wilhelm II in October 1907. Lorenz Adlon’s vision was to create an outstanding hotel that set new standards for the industry, a vision that was truly achieved, as Hotel Adlon quickly became known as the most famous hotel in Germany.

The hotel became part of Kempinski Hotels when it reopened in 1997, and although the hotel was largely destroyed in the final days of the Second World War, its reconstruction honoured the spirit of the original beliefs and ethos upon which it was built. Taj Mahal Palace, Mumbai

After the devastation of Bombay during the Bubonic Plague, industrialist Jamsetji Tata set about creating a palatial residence which would rejuvenate the city and successfully host those of all races and creeds. Arriving just after the turn of the century, Taj Mahal Palace was the first establishment in India to have electricity, lifts, a power plant and even an ice machine (a welcome relief for westerners acclimatising to the tropical temperature), and continues as the nation’s oldest hotel. The prestigious corridors have been graced by celebrities, politicians and royalty, including George Harrison, Mick Jagger, Hillary Clinton and King Charles III. And since 2023, a small number of devotees have been privileged to spend time in the French designer’s boutique hotel, whose name appropriately includes the colour with which Louboutin is inextricably linked. With just 13 bedrooms/suites and two villas, it feels more like a home than a hotel – in fact, the designer used the same architect (Madalena Caiado) for his own city residence. With a blend of maximalism and classic Portuguese motifs, the coastal abode is filled with pieces handpicked by Christian, making it a deeply personal creation. Hotel Vermelho may be small in terms of accommodation, but there’s a restaurant (Xtian), bar (Vermelho), yoga classes and an enveloping temple-like spa for two.

The Karl Lagerfeld — Macau, China

2023 was certainly a stellar year for designer-led hotels. Along with Hotel Vermelho, The Karl Lagerfeld was born. Sadly, its namesake never saw the property to completion. The hotel was nearly nine years in the making and now serves as homage to the late designer — Lagerfeld himself is said to have handpicked the 4,000 works on display in the hotel’s Book Lounge. Guests can also enjoy sumptuous facilities including two large pools, a French podium garden, and a 111Skin spa, in the grand and palatial building that blends classic Chinese motifs with dark colours, chandeliers and gilt tones. The Karl Lagerfeld offers a vastly different experience from Hotel Vermelho, favouring large-scale, modernistic styling and dramatic design over intimacy.

Bvlagri Hotel Tokyo

Somewhat of a veteran of the designer brand hotel industry, Bvlgari was one of the earliest adopters of this business model. It’s first hotel launched in Milan back in 2004. This was followed by properties in Shanghai, Dubai, Tokyo and London, with many more openings scheduled in the future, in destinations including Bodrum, Abu Dhabi and Miami. Its scope, therefore, is markedly different to the other hotels on our list, presenting as a resort-operating group, rather than an individual hotel — an approach akin to the spread of the designer boutiques from which it was born. Guests can expect plenty of the brand’s hallmark glittering, yet chic design in its Milan flagship property. Fendi Private Suites — Rome, Italy

Those seeking the ultimate merge of designer shopping and bedrooms will adore the Frendi Private Suites. Situated above the brand’s Roman flagship boutique, this is a maison on many levels. It’s entirely logical that the arguably best-known luxury luggage brand should open a hotel (will guests be checking in with anything other than bags boasting the iconic LV monogram, we wonder?). And it makes similar sense that it should be in France’s capital city, on the landmark Champs-Élysées. It’s set to honour Louis Vuitton’s long legacy on a grand scale. But unlike some of the other arrivals, this is not the brand’s first venture in the world of hospitality. However, it is the first to be presented exclusively as a Louis Vuitton-branded hotel. Set for completion in 2026, the 6000 square metre property has an exterior that emulates a vintage LV trunk and occupies the site of the former Elysée Palace Hotel. While there are many nods to heritage, this hotel is looking firmly to the future — focusing on innovative, eco-friendly systems throughout.
